Of course they exist, and, yes, I did find one valued at over 2.5 million dollars. There is a million dollar treasure within 50 miles of every major city in the U.S., according to statistics. But the trick is finding them. Most books were written for entertainment, rather than "x marks the spot". If real treasure were so easy to find, there would be none left and all of us would be filfthy rich. Remember that the history, which someone already mentioned, is fascinating. And it's the treasures that ARE NOT written about that are the most "plentiful". They say that only one in 60 rapes get reported. The same is true of treasure. They were kept secret, with little, if any, written documents. It takes tons of research, a little luck and alot of experience. The use of an instrument is by far and away the easy part, and relatively has not much to do with real treasure hunting.
