The point is, you don't want to go on the other side of Atlantic Ave. Daytime is little problem on the boardwalk. Nightime - early evening Ok. The police have the boards pretty well covered. Off season the beach is lightly patrolled. Once a cop rides by on an ATV, you are on your own for the nxt hour or so. The Drunks an Drug fiends seem to congregate at the Life Guard station south of Steel Pier. They are under all the piers. I've had more than a few encounters. The big metal scoop is a powerful deterrent!!! But with the new new thing being WET the crazy factor has gone up. Not only in AC but everywhere.

Out on the street, IMO, it's not safe at all. Most of AC is a disenfranchised poor population. It is inner city. With all the inner city problems. The one and only difference between it and Camden NJ, which is the Murder Capital of the United States, is that AC has a beach. Camden has a base of hard working poor. They live in the better neighborhoods. Yet crime finds them at their doorstep.

As a kid my parents always took us to AC. We stayed at the Dennis. Even then, you didn't stride too far off the boardwalk. Casinos were suppose to change all that. Some people got incredibly rich off the casinos. Most AC residents got the shaft. AC, if anything is a bigger Ghetto today than it was in 1978.

AC is seeing another down tick. The Revel will file for bankruptcy this week, if not today. More proof you can put lipstick on a pig, but it's still a pig.

Used to be buses going to AC from here on a daily bases, I'll wager thousands a week,
if you count all of PA

Now that PA has casinos it all changed.
We were shocked how small and empty the Slot floors are,
compared to the 80's & 90's

The "Win" in AC is way down. The yearly comparables are down again this year - off abismal numbers from a year ago.

With the advent of gambling as close as Philly, CT and MD, the game is over in AC. Vegas saw this coming and reivented themselves as a destination. AC, OTOH, is a one trick pony. Those buses poured billions in profits over the years. AC is over regulated by a state buracracy more interested in it's own agenda. They were a rock in the road as top level players in the industry pounded the table to change or die. Those investors pulling out of AC should have been writing on the wall. But what do bureaucrats know?

They know that - private investors wouldn't pony up to finish the Revel because it was a loser. better off to knock it down and turn it into a Beach vollyball court. But the state said no! We will back it because it will revitalize AC. So the state has poured in 300 million dollars. The end result, bankruptcy. That comes today. That money did as much good for AC as if it had been lit by a match. The casino that cost about 1.4 billion dollars to build, and carries 1.5 billion dollars in debt, has an estimated market sale price value of $245 million dollars. So far revenues are far from covering operating cost, let alone servicing the massive debt. The biggest losers in AC no longer travel there by bus.

To top that off, a month ago Trump Plaza, built in 1984 for $210 Million and trumpeted as the be-all end-all in Casinos, just sold last month for 20 million dollars. That's 20 million dollars confirming AC's D class stature as a gambling desitnation.

Newer casinos have tried to appeal on a non gambling level. Borgata to a younger crowd, as a destination with it's Water Club. But even now it struggles.

Unless AC finds a way to reinvent itself it is serious trouble. Gaming within its market area will continue to take revenue away from AC. it's a shame. And it's a lesson.

BTW, I'm a huge Pennsylvania fan!!!! Worked in Philly for years and really like the city. Got friends in the Grand Canyon area up by Wellsboro. I use to hang glide there, at Hyner before i got into Aerotowing. Then there's SW Pa around McConnelsburg where I also use to Hang Glide off of Bill's Hill. Among other locations. Pa is also a usual destination for motorcycle riding. I skip across the Delaware Memorial Bridge, get on 896 to Lancaster then into SW Pa that way. All twisties, no super slab. We use to take the kids to Raystown lake every summer, up near State College. What a beautiful place! WE raced Hobies at Lake Nockamixon near Doylestown. Infamous in our family as a first regatta win for my then 12 year old son as crew. Hiking is done in the Poconos and around Columbia Gorge. Over the course of the last 25 years it seems we've spent a fair amount of our recreation time in Pa.

We are planning another Pa adventure. The old Pa Turnpike still exists in some places. One of those places is right outside Breezewood. It's not a long stretch, can't remember if it's 8 miles or 16 miles long. It has been turned into a bicycle path. The attraction is it's got two tunnels to ride through. One over a mile long. We've heard that because of the grade of the road you can't see daylight at the other end of the tunnel and it is pitch black. Sounds like fun!! So, we're in as a day trip!!!

Yea I'm pretty much in the middle of 2 off Roader Clubs.

UntitledQ.jpg

The largest just surrounding me is the Rausch Creek off road park

and west the Tower City trail riders.

of course I hear they ride pretty much all over eastern PA
starting where I am, & up to the New york
state line.

There is also a hang glide jump off just North between Rough & Ready & Fearnot on top of
the Mahantongo Mountain.

Used to be one west of me on the Burning Banks, but that went out with the Newbies,
who wanted something better & the police chasing them

Jeff: Did you take the snow with you or did you drive down for the snow?
Great info on the history of the area (Past and current).
On one hand it makes you want to go there to see it for your self and on the other hand to stay far far away!

Lets see last month you were born and raised on A ranch In Florida?
With a bunch of crackers. But you went AC as a kid?

Yeah Al, my father was in the Horse Racing biz, among other things. Horse racing was big back then. The tracks had what were called meets. They were only running for a month or two at a time. My father's biz took him all over the country. But mostly he concentrated on the east coast. Winter was Hialeah and Gulfstream in Fl. Summer was Monmouth Park, Garden State Park and ATLANTIC CITY RACE COURSE. Just to cover the base for you, we also spent time in NY, MD, IL, and California.

Even back then there were these things called Airplanes. You've probably heard about them. They enabled us to move around the country on a fairly easy basis.

And yes i did grow up with a bunch of crackers in Florida. Whip Crackers. A Cracker is a cattleman. A Whip Cracker on horseback. Known as Crackers. But, you can go with what you thought i meant.

BTW, since your purpose here seems to be following me around from thread to thread I posted down in the investment section again. I don't want you to get in trouble with the boss for missing anything:laughing7:

No worries Al enjoy yourself!!!!

Manhantongo - the SAC!!! Another beautiful place!!! I never flew from there, for whatever reason. Once Ridgely opened up in Md with aerotow, I stopped the four and five hour drives to the mountains. Still went a couple times a season. I haven't flown in a while. Posting about it, i may have to reup my rating and get some Hang time.

Jeff, you live in a great place!!!

AC police just busted a major drug ring. Gang mambers from Fam and 3.6.6.12 were among those arrrested. Those gangs are so dangerous that police, at times, won't go into parts of the city where they operate.

Notably, Hurricane Sandy relief money was obtained by these gangs and funneled into the Heroin business that they controlled in the city.

Like i said, a block or two off the boards big city with big city problems.

I guess the issues there are forcing all the NY, PA beach goers to OC, I have noticed over the last 6 years. Many are familys looking for a safe location I guess.

OBN, I agree that people are looking for safe alternatives. That said, IMO, the first reason OC MD is drawing from as far away as NY is that it's a really nice place. It's got everything a family would want. Plenty of nice hotels, or rental condos, great beach, good restaurants, reasonable prices, and lots of family friendly activities. It's got to be the Miniture Golf Capital of the east coast! Next month they host the Maryland Kite festival, which is a lot of fun for kids.

AC NJ isn't a family beach vacation destination. The beach, at best, is a Casino Hotel amenity. People come for the casinos and there happens to be a beach there. The beach itself in AC is nice. The Boardwalk is a throwback to an earlier time, so the place has some stuff going for it. One block west, it's a different story. AC has some other attractions but again, because of it's problems one has to be careful and aware. No different than any other big city.

A few miles south and it's a different world. Million dollar plus beach homes line pristine beaches. As you go south the towns are a mix of party towns and dry towns. Millions are spent to get the wholesome image out to the masses. All have super clean beaches and are prime vacation spots.

Speaking of NY vacationers moving further south. 20 years ago, Long Beach Island, which is about 25 miles north of AC was the northern most beach populated primarily by South Jerseyians and Philadelphians. That's flipped now and New Yorkers, if not the largest population, are now a significant force. Bars and restaurants now are as likley to display Yankees/ Mets/Giants/Jets banners as they are Phillies/ Eagles. Relative to the toney beach towns further north the homes on LBI are a bargain. Even with their million dollar plus price tags!
