Just listed a home with a local specialty agent who was extremely upset that we would not permit any type of open house or neighborhood BBQ...

In the past we had several homes that were burglarized following an open-house.

People just walk in your home when several lookie-loos are present and distracting the realtor, and scope the valuables, and come back on a workday and five-finger-discount totally uninterupted.

Well don't hold open houses with stuff still in it! Telling them no open houses is like going to walmart and them not havering anything on the shelves. How are people suppose to see the inside of your house? If you have a good realtor they will limit the people and types in the house. Sounds like inside jobs to me.

Fortunately, all showings are by appointment only and potential buyers are pre-qualified by the bank (stating that the buyer has the funds for a down payment and their income meets minimum standards...

Buyers Agents must use an electronic key lock...which when opened records time, date and user, and signals the Listing Agent...who in turn contacts the Buyers Agent while he is showing the residence...

So far we have had almost 42 showings in a 7 day period...
