60K

Here are some info and some of the question asked about my property buyers asking me please also see my answers. Links to pictures attached. Please let me know if you are able to open and view the links.
Some info about the "history" if the properties
On the top of the 60 acres we also got an 23 acres with cabin ( unfinished ) about 12 years ago we pay I think around 28K - we installed doors, windows, floor, steel roof.
That was a few years ago - last year we have an offer from an agent for 170K we decided to keep it for our kids, Who knows what and how much the paper money will be worth in the future.
Hard assets as property / mountain land will never go down in value. As a matter of fact value of it is going up every year about 3-5% - demand / people are looking. You have to pay 60 bucks a year for maintain the ( inside property road ).
Now see the question and my answers below:.
This will speed up the communication process and I don't have to reply to every question and email over and over again. This was the reason I created this file:

1. What size down payment are you looking for?

50% will be nice but we can talk.

2.What type of payments are you looking for?

$1000-$1500 a month

3. What is the area zoned for? building, livestock, lumber?

All the above - you can cut your timber, build a house ( under 1000 sq. feet no approvals or inspections required ( per the latest ), goats, chickens, cows etc -- no problem.

4. There possibility for a well and if so how deep - if you have checked.

I did not check I know some people drilled with different results ( you have a creek on the bottom you can pump water up hill ) or get a 2000 gallons water container - they deliver water or you can use public well / water station about 2 miles away.

5. When was the property perimeter last marked?

Few years ago but nobody have any fences around their property 60 acres is a lot of land. I guess you can use a metal detector / satellite / GPS to find the metal sticks / markers.

6. Are there any easements? If so What are they?

Nope you have you 60 acres bordering a road. Nobody can or will drive using your land. No reason for it !!!

7. Is there full year round access by road and are the roads maintained?

Yes - the $60 bucks a year will cover it.

8. The geographical image you sent me shows the property crossing a draw in which there was a graphic of a creek crossing through the center.

9. What rights are there to the owner of the property - Mineral, Lumber, Hunting, Building?

Not sure but this property was sold to the original owner about 40 years ago ( grandfather in )

10. You stated there were 3 entrances to the property. Can you designate with graphics where these entrances are located.

Tyee View Loop Drive front of your property - it makes easy to deliver lumber, material etc....
One of the below links will work - probably the last one.
Melvin Road, Highway 2

I think that covers most of my questions. I appreciate your time and consideration in this matter.
