A smile and a hand shake works pretty good for me. Downside to a contract is you are asking someone who doesn't even know you to give up a certain percentage of what may be there. Most people don't trust contracts, let alone ones they're not REQUIRED to sign. Therefore, when you produce one, they're more likely not to trust you.... just my two cents.

If, after doing your research and finding there is a GREAT possibility of a good cache or something, then a contract might not be a bad idea. General searching, a contract may be detrimental to your amount of sites to hunt.

You should draw one up depending on what you have mutually agreed to as far as percentages go, and it would be a good idea to include a "no liability" phrase in case you get hurt on their property. This'll help them trust you a little more.

If you do still feel the need, keep it simple and expect a lot more "No's".

TOO professional, which makes people
wonder what you Might already know.

The ONLY Contract I ever signed was From a Corperation,
Who Insists on everyone entering their property for any Recreation
sign one to protect themselves from liability.

Would YOU sign a Contract IF a stranger came to your door,
and asked you to ?

Show them your a Gentleman (Woman), by just having a Gentlemen's
(Women's) Agreement with them.

OF Course it may not hurt to have a few Liability Waivers / contracts,
on hand in the Event someone says they wan't one, or IF you plan on
offering one as a Last Resort.

Yes a handshake is not a bad deal but when talking with SERIOUS POTENTIAL INVESTORS there must be a NON DISCLOSURE-NON CIRCUMVENTION AGREEMENT with all the T's crossed and all the I's dotted. This to cover your BUTT-just in case they try to BACKDOOR YOU.
They have the funds and you do not or you would not be looking for FUNDING-and they know it.
Information is worth $$$$$.
