I don't know anything about claims but when you accept a quit claim deed.. be careful.
I could sell you a block full of houses and give you a quit claim deed,
Then later if I didn't in fact own a one of them you would have no legal recourse.

That's how it was explained to me, anyway, all a quit claim does is transfer one mans rights to and or interest in a property (IF ANY) to another man\

So if I quit claim my interest in the brooklyn bridge to you for $100,000.. and it turns out that I owned 0% of it.... and you decide you want your money back,
You had better bring a gun because a judge won't help you.
