My opinion,

Since as a Metal Detectorist, If I search someones Property,
& Find a Cache, I Would be told it Belongs to the Property owner,
Even if he was unaware it existed.


So If I Bought the Land, I Bought everything on &
under except Mineral Rights

If I Had to share to get the Location,from Non-Owners of the Land.
I'd insist on 90%
