R'man...Welcome here! You can scan the threads for great location ideas but some of the best are...
old forgotten spots (homes that are no longer around, towns which withered away, etc.)

The even harder part is matching the spots with where you can get permission &/or availability...

I put a fellow prospector in NJ onto a ghost town spot a couple weeks back and he found these:
