a written agreement for casual / small scale mining, you would want to let them mine as an agent of the owner and still have
some control over anything going on, as an "agent of the owner" they have the same rights under the mining laws,
but they would not be able to claim they found a new deposit and file a lode claim.
as far as bigger operations or junior miner might be better with a lease,
the operator pays the bond but the owner still has to sign the bond and letter of indemnification like for a bond pool.
protect your Assets find a mining lawyer they would know the ins and outs that someone might not think of.
