I know where there are several acres of leased land (running cattle) where three old houses (falling down) are still standing. Do I need to talk to the person leasing the land or the landowner? Thanks, John

I would go to the one leasing the land. They have right-of-trespass and would probably have the right to metal detect if they wish. Besides, the owner would probably just refer you to the lessee anyway. That would make two possible refusals instead of one. Improve your odds of getting a "yes" whenever you can.
