What comes to mind within "The State of Oregon" is "Tender", "Demandable receipts", and "Presumption as to" other States may have other factors.

There appears to be a lot of "Cases" about the terms "Lease" and "In paying quantities". Perhaps that is the key "Arising" issue / factor??

Some "States" have law / Code about "Tender / Tendering" that perhaps play's a key factor??
