A site that looks good " on paper " but produces nothing .

I have spent over 40 hours hunting the property where an old church (1800's) and later a one room school house (1920's) stood . It is just a small lot and has a few very large oak trees on it . I mean it just looks like a great place to find an old coin even without knowing the history . It is a very trashy site due to the fact that a house trailer was later moved on the site . Many cans , screw caps etc . It's close to where I live and a quick easy place to hunt if I am short on time so I hunt it often .
I have hunted in TTF with the Etrac as well as with a sniper coil when I had my MXT Pro . I have found a few modern clad coins but nothing old .

I keep thinking that I missed that certain area and the next time I hunt it silver will pop up .
I suppose I am going to have to grid a certain area and dig all the signals to make sure that something good isn't being masked . I just hate the thought of doing that .

Has anyone else worked and worked a site without any good finds and then suddenly something good ?

I have worked one site many times for several hours and not found much, not even a lot of clad. I finally find out that the area was raised up a few feet with fill.
Check the history, that area may have clean raised up or the ground scraped and backfilled. Find an old timer to ask,
 

That doesn't seem to be the issue here . The landowner is an elderly gentleman and he gave me some of the history on the site . To my knowledge it has never been hunted before .
I'm sure there is an old coin there somewhere . Being a rural area I doubt there is an abundance of old silver , but I'm sure there's something I'm missing . I guess it's turning into a challenge for me now . I'm sure the neighbors either think I am getting rich or have lost my mind as much as I detect here .

I have found that if I grid an area I sometimes pick up a few coins I missed in my 1st pass.

That is so true. I had a chance to hunt an empty lot across from 100+ year old train station yesterday. I hunted the lot a little bit before and found a couple of wheat pennies but not much else. Now they are putting some housing on the lot at the I happened to go by and notice that they started excavating. So I was able to get there over the weekend and have a look. Unfortunately I only found a little bit of clad and bunch of iron. Next time I am in the area it will probably be too late.

I hear that....I have hunted places with major potential...and until i got alot of the trash out...it "seemed" to be a bust....the more you get the trash out...the more chances you have....all the modern trash is masking the goodies
 

I've hunted an area in a local park for a year, just "cherry picking", with mediocre results, but it's a good place when no where else is available . Over the last 3 weeks I started to grid and dig all. I have dug a lot of iron , but I've also found 3 Indian head cents , and a couple of pocket spills with coins from the 40's. still no silver but I feel it's been worth digging all.
 

I've worked sites again and again with good results. Grid off small areas from different directions. I'll dig every non ferrous target and the large ferrous targets if I know a site is old. Sometimes you uncover stuff. Make sure you rescan your holes after digging. Good luck!
