The base price sounds good but watch out for all those little extras like windows and lawn that they'll throw in for a nominal fee.

1.Property zoned commercial often has a higher value.
2.You could tear down the house and make a profit selling the used building materials.

Hard to find a downside for $154, are you sure it's not an EPA superfund site, e.g. Love Canal?

The shop in the back is about 20ft by 30ft 4 bedrooms and aprox.sq. footage 1950.The inside is almost all redone.Its in a downtown area but the town is small.

The house looks cute, not sure about the location by the photo, but if for you and Warden it seems right, than don't worry about the location.

Did you see what the traffic and noise level is like during a normal work day, also, at night is the neighborhood quiet or is there a bar nearby or noisey neighbors.
Other than that, the house sounds like a good deal, of course again, Idaho gets cold, what does it cost to heat the place, sewer or septic, etc.........

according to the tax site. (Love that Asbestos ;D)

& in 52 sold fpr $700.00

that house would sell for at least 300K around here! it looks like a buy at 154K. is it old and is being restored or is it new constuction? i love the porch and deck on the second floor.

Its funny that prices of homes have gone up in Idaho because of Californians moving there.Thats what natives of Idaho tell me.WE did see some plots of land cheap 32 acres for $43.000 by Weiser ID.California has changed to the point that homes are expensive even though the market has slipped.The thing i like about Idaho is the friendly people i met on my last trip.My wifes family lives up there so a move would not be that bad.Iffen i dont find work here iam gone.Oh by the way iam wearing a BSU Broncos T shirt. :D AA
