Beale Ciphers Have Been Cracked?

In Bedford County? I'd say they also own a unicorn. If you have found that person, then go for it.
LOL! That Unicorn made me laugh, thanks. Well most certainly I will go for it and I will start with a LLC and a contract...Created a basic letter of introduction as not to be intrusive and generalized just a basic, "I may have information on your property linking it to a historic anomaly, would like to speak to you to explain more." A general let's see if he is curious...

Good luck with your negotiations.
Sometimes being too coy raises suspicion

You may want to think of it this way...
The treasure belonged to the TB party. When the property was sold, the treasure became the property of the new owner. This continue up to the current owner who now owns the treasure.

Your share is based on how much the owner will pay for your information. The more valuable you make your information the larger your share will be.

Once you convince the owner it's on his land he may try to dig it up with out you. So the question becomes...can he?
The next question is...how much will it cost them?

IOW, if your decoded message used a marker to locate the treasure that the owner can identify and dig, then there is a chance to be cut out.

If it is an active farm/ranch may make a difference in how and when to approach.

You could write up an agreement stating you will share the decoded message and if agrees to move forward you will split split both expenses and treasure 50/50.
If he moves forward without you, you are still entitled to 50% of the treasure.

Rather share the decoded message, share your decoding process and methodology. That if de cut out he'd have to solve it himself

The title of the thread is, "Beale Ciphers Have Been Cracked?".

Yet no one has offered any proof of cracking the fictional codes or produced treasure.

What do you consider to be proof? I operate under the assumption that Beale's treasure may have already been found. However, I have been decoding these ciphers, and they are quite fascinating. Not all of the treasure was left in Bedford; there were also smaller caches of gold and silver hidden in unusual places to help finance Mr. Morriss's efforts to retrieve the bulk of it in Virginia and other places out West.

When it comes to expenses, the Cipher 2 message states...Cipher 1 will lead to the treasure and "you'll have no problem finding it" so if Cipher 1 is decoded correctly it will take one dig.

If it is a working farm/ranch they will have a back hoe so expenses to dig would be minimal.

My view is...proof is what you need to convince a land owner to dig one hole on his property.

I wouldn't expect anyone to provide proof in a public forum but the answer to the question..."is your Cipher 1 message specific enough for just one dig?"...might indicate your confidence in your solution.

Treasure1822 sounds pretty confident. His words had an excitement to them that I hadn't heard from any other who claims to have solved Cipher 1.

Please show your factual evidence that verifies your above claims.

We'll see if Treasure1822 provides any factual evidence that they "cracked" the fictional codes and found the fictional treasure.

Until then it's all word salad comments on the fictional story.

That could be the case but they probably moved the treasure from the iron pots to leather bags/pouches after splitting it up and leaving the iron pots/lids behind.

Oh I have solved and do own a shovel...What I need is the correct approach to the land owner...I had in the beginning of possible 3 spots. The first land owner wanted $100,000 to step foot on their land and 3/4's of what I found. That was not a financial option for myself. I took more time and defined it down to one spot requiring access from a different land owner and now the quandary began...how do you approach without losing most of it? Can anyone answer that?
You probably need to consider how you plan to secure the treasure when you dig it up.

It consists of 8000 lbs of silver and gold. I read once that treasure hunters rented an armored car.

That might be an expense you want to address in the agreement and split with the land owner.

“I could tell you, but it’s above your clearance level.”
As expected, when asked for proof of their claims of finding something, these “finders” spew meaningless word salads and excuses.

As such, any and all credibility of their claims are lost.

What kind of proof are you looking for? I can answer the 5 W's, Who, What, When, Where and Why...The Why is the best...

What proof do you require short of me telling how to solve or where it lies? Would you like to know why it was left to be found? It was stated in the papers but what brought on the mystery?

Can you share specific examples of the 'word salads' or claims you're referring to? I'm curious to understand your perspective.
