yep crooks are often not totally stupid * the smarter ones know how many folks "live" there and wait and count the "out going" folks as they leave before striking the empty house * ---what you need a "extra" body -- a "tough nut" someone to stay with you a bit but stay --unseen -- so as you leave the house seen by the creep --(who runs over to get to robbing it)-- they stay behind in ambush mode. --creep comes in whammo -- busted or shot depending upon where you live and how brutal you wish to be.

Sorry to hear this NGE. I to live in MI and MI did pass a law now that you can use deadly force if some one invades your home when your there but that is your call and you have to live with the choice you make you also may have a civil suite against you from family even though the state say they can't do it the lawyers will find a way. Take a CCW class if you can even if you don't want to carry they explain the laws on defending your self and the reprocusions of bad choices. They also go over how to be less of a target. Do you have a dog? I thought that I saw on this thread you did?. These were some tips from my CCW class:
go to the store and buy BIG dog bowls and put them outside the front door so people can see them I would also buy a BEWARE OF DOG sign up were it can be seen. If you really want to make an impact find some one that you know that has a dog that people are genereally afraid of by the breed rep like a Doberman,Pitt,Rot,Germen Shep and have them come over with the dog and leave as if they were dropping it off then meet them at night in the back yard so the owner can have their dog back but during the day make your presents felt walk the dog up and down the street so it can be seen. I have a Doberman she is a sweet heart got her from the shelter here they are great family dogs but don't like outsiders they will let you know when something isn't right they don't bark just to bark.
2. don't leave valuables in sight of windows ( I know the POS already knows whats there but in the future) if you can see gold,silver,guns,money from the windows inside thats saying come get them either store out of site or close curtians.
3. If you go out of town and mail or paper is delivered to your house have some one pic it up as this is also a sign that you are gone when it builds up in the mailbox or on the front pourch. Son't go into your house if it's broken into stay out and call 911.
Anything thatmakes it hard for them is to your advantage. Sorry for the long post but hope it helps you and others.

Frankn -- actually I'm a very nice guy * just ask my elderly next door neighbors * what they think of me -- after i helped run off some punks a few years ago that home invaded their home looking to rob em .---

the old man was a insurance agent (now retired) that sold a lot of policy in the black section of town , well it seems that a lot of his clients still pay in cash and on the last day of the month as well and that he is the only one that they will pay -so he still has to go and collect at the end of the month still --so that will he gets his "commissions"-- one month the end of the month fell on a weekend -- the old man is old school doesn't like to do "blind money drops" at the bank --does it in person so he gets a "reciept" in hand -- young hoodlum kids in the hood figgered out the old man would be sitting on the cash at his house and would be a easy mark -- so the 2 CROOKS stormed in gun in hand to rob em (him and his wife) -- the wife was in the bedroom * the husband yelled for her to stay put and fled to the bedroom as well -- shoving a chair under the door handle --to prevent the CROOKS pushing it open --the CROOKS said open up and give us the money or we will shoot thru the door at you * the HOMEOWNERS yelled back --we called the cops and our next door neighbor * he is coming over with his shotgun and if he sees you here , HE WILL KILL YOU . -- AT THAT THE CROOKS SAID --OH S-IT AND FLED. --they had split before i was able to get there. --lucky for them.

crooks around my area --know that I am well armed and will shoot to kill. -- so do NOT screw around about my place. (florida has the "castle law" --so doom and gloom on theifs and others folks that are a "threat" to you--esp on your land)

Michiagan has this same type of law now it used to be that you couldn't shoot if some one came in your house and robbed you it fell under the you can't shoot to protect property only life and if you did you could be sued by the theif and his or her family. Now that is changed you have a right to defend your home Thank God. It really pi$$ed me off that if some puke broke in and got hurt be cutting their hand on glass or attacked by a dog or shot they could sue you and the court would be behind them WTH!
I could just hear it in the court room."If you would have just left your door unlocked we wouldn't be here right now with him sueing you for the 20 stiches he got from your window" or " Why were you home with a gun on a Friday night when this man broke in to YOUR house? if you just would have went out he wouldn't have got shot and this wouldn't have happend".
I agree with Toby and Willie round them all up and hang from a tall oak tree.

Now if some one were to invade my house they would be met with one of three things :
1) A PO Doberman that doesn't take kindly to strangers.
2)The Above with a PO'd me and a 45 .

3)1 and Me with a 12 ga.Neither one of us take kindly to unwelcome strangers.

We had a similar problem with a certain scumbag here a few years ago, luckily for us, while I was doing some remodeling I had accidentally left several chunks of plywood full of roofing nails laying by the fence. The cops were able to follow bloody footprints from where he tried to kick in the door anyway, all the way to his house around the corner. They found his stash of stolen stuff, I got my air compressor back, and he got a nice trip to jail. Since then I covered our chainlink with rusted and sharp edged corrugated steel for privacy, and got a couple large dogs. Problem solved.

I feel pretty lucky living in New Zealand. We have our fair share of nutters over here and most of them nick stuff to feed their drug habit. Lots of great opinions and options. It will be very interesting to see what the neighbourhood could do WHEN you catch him. Tie him to a power pole with a placard around his neck while you wait for the boys in blue (or whatever colour uniform your police wear). Name and shame. Photos on a neighbourhood watch group website, photos elsewhere. Name and shame is the name of the game. Makes you wonder if his family know what he is up to.

Man, I am so glad that I don't live in a place where I could be sued for dumb S--T! Fortunately, common sense prevails in 'most' situations here, where people break into your home and steal, vandalize etc... A would be burglar doesn't stand much of a 'Civil Suit' when you Bash him over the head for Breaking and Entering your home and in most cases, a Civil Suit such as that, would likely not make it into a Court room. Also, when you bring a Lawsuit and LOSE, you pay ALL court costs (yours and theirs) and in some cases those costs are DOUBLED depending on circumstance. Also, 90% of ALL court cases in Canada are settled before they even go to court. Mandatory Mediation certainly helps with the high cost of going to court and seems to be the 'Key' to resolving the issue of litigation and it's 'expiry date', thus making 'settlements' far more 'reasonable', because if you're 'unreasonable' in Mediation then the Judge who eventually hears the case is going to want to know 'why'.

Instead of stacking wood in that one spot he can jump the fence. Maybe you can dig an old style tiger trap. 10 foot deep hole, sides as sheer as you can make them. put some thin branches across it and sprinkle some dirt and leaves on them to hide it.

For more fun, make sure it is good and muddy before you leave. Some people put spikes in the bottom, but honestly, I think it could be fun to catch this guy alive.

Go over to the hole, and say, "Ya okay?" When he replies with, "Get me the #$%# out of this hole!"

You just say sure, let me get you a ladder....that is when your short attention span kicks in, and you go off to watch the TV for a day or two. Then remember to call the cops when you start hearing the screaming from the backyard....

I doubt any state has a law against digging a composte hole in your backyard...
